The NCID Console, explained
Live Nigerian construction and financing benchmarks, in one place.
The NCID Console is WaVES' Nigeria Construction and Investment Data layer: roughly 200 indicators covering current Nigerian construction costs, inflation, and mortgage and financing rates, harmonised into one reference view. Specific figures such as the current build-cost benchmark, headline inflation for contingency sizing, or the prevailing mortgage rate for hurdle-rate setting can be pushed directly into the Property Viability or Financial Decision engines via the Link Manager instead of being re-typed.
Nigerian construction costs and financing rates move frequently. Using a benchmark from six months ago in a feasibility model today can make a marginal project look viable or a good one look marginal.
What it covers
- Current construction cost benchmarks by location, standard, and building category.
- Headline inflation, which drives contingency sizing in the Property Viability Engine.
- Prevailing mortgage and financing rates, which can set the hurdle rate in the Financial Decision Engine.
How to use it
Check current benchmarks before finalising numbers in any other engine, then use the Link Manager to push specific figures directly across rather than copying them manually.
See this against your own project's numbers
The Property Viability Engine runs this logic against your actual location, standard, and size, free without limitation.

How often is the NCID data updated?
The console tracks current Nigerian construction cost, inflation, and financing indicators, refreshed as new data becomes available rather than on a fixed calendar, so a benchmark checked today reflects current conditions rather than a stale snapshot.
Where does the NCID data come from?
It's harmonised from roughly 200 indicators covering construction costs, inflation, and mortgage and financing rates across the markets WaVES covers, combined into one reference view rather than left as scattered individual sources.
Can I trust NCID over my own supplier quotes?
Treat it as a benchmark, not a replacement for a live quote. It's most useful for sanity-checking a number or setting a starting assumption before quotes are in hand, not for overriding a firm quote you've already received.
Can I feed an NCID figure directly into another engine?
Yes. Benchmarks such as the build-cost rate, headline inflation, or the prevailing financing rate can be pushed straight into the Property Viability or Financial Decision engines via the Link Manager instead of being re-typed.
